DJI Interactive Entertainment Establishes Presence in the Asia Olympic Area with 5,500 Square Meters

Another prominent company has quietly made its move to the Asia Olympic Area.

Market reports reveal that DJI Interactive Entertainment has officially secured a lease for Building B at No. 5 Aonan in the Asia Olympic Area, encompassing an impressive 5,500 square meters. It will be in close proximity to Xiaohongshu.

Public records indicate that No. 5 Aonan is situated at No. 5 Anding Road, North Fourth Ring Road, in the heart of the Asia Olympic Area within Chaoyang District, Beijing. It is conveniently located near Anzhenmen Station on Metro Line 10. To the north, it is flanked by the Olympic Sports Center, Bird's Nest, Water Cube, and Olympic Forest Park, while to the south, it stands alongside Cheng'ao Building, China Construction Wealth International Center, China Merchants Plaza, and Beijing Investment Tower, all of which serve as benchmarks in the business world.

The project comprises two 5A super grade-A office buildings. Building A, originally known as Tianyuan Xiangtai Building, boasts 30 floors above ground and 5 floors underground, with a total construction area of approximately 102,000 square meters. Building B, initially named Hengyi Building, features 31 floors above ground and 5 floors underground, with a total construction area of around 122,000 square meters. Both towers rise to a height of approximately 150 meters. Additionally, the project includes a sprawling central three-dimensional garden landscape covering nearly 70,000 square meters. According to the office building's website, the rental price ranges from 6.5 to 8 RMB per square meter per day, with tenants including Haitong Securities, CITIC Securities, ICBC Technology Company, and Century Huatong.

Tianyancha data reveals that DJI Interactive Entertainment, established in 2017 and indirectly wholly owned by DJI, is commonly referred to as the DJI Beijing team. The company specializes in providing software systems, technical support, and entertainment technology solutions centered around the DJI ecosystem. Its current registered address remains in Guancheng Building, No. 12 Taiyanggong Middle Road, Chaoyang District. Over the past several years, DJI Interactive Entertainment has been operating from this location.

Guancheng Building stands as a prominent landmark office building in the core area of Taiyanggong, Northeast Third Ring Road, Beijing, with a total construction area exceeding 200,000 square meters. Previous occupants of the building include Baker Hughes, KBR, Henkel, Sony, Beijing Hyundai, Shijiebang Travel Network, and WM Motor. The rental price is slightly higher than that of No. 5 Aonan.

As another 5A super grade-A landmark, what factors influenced DJI Interactive Entertainment's decision to choose the Asia Olympic Area, relocating from the Third Ring Road to the Fourth Ring Road?

According to incomplete statistics, the Asia Olympic Area is currently home to leading enterprises such as ByteDance, Tencent, Xiaohongshu, Lewan Xintiandi, as well as unicorns like Geek+, Baixin Bank, and Kuaikan World. Among them, ByteDance has leased 18,000 square meters of office space in Beichen New Space for the headquarters of its Dongchedi, which is preparing for a Hong Kong IPO. Tencent has leased 100,000 square meters of office space in Asia Financial Tower. In November of the previous year, Xiaohongshu moved into Cheng'ao Building, opposite No. 5 Aonan, leasing approximately 5,000 square meters. Additionally, since last year, the gaming company FunPlus has leased 16,000 square meters in Beichen Century Center; China AMC Fund has leased approximately 30,000 square meters in Beichen Center; and Enlight Media has invested 1.3 billion RMB to purchase Olympic NEO, an urban renewal product.

Beyond quietly attracting top tech and entertainment tenants, the Asia Olympic Area, with its prime location and office buildings, also houses large state-owned enterprises, central enterprises, or international leading institutions such as PetroChina, Sinopec, China Aviation Oil, Asian Infrastructure Investment Bank, Bank of China, China Construction Bank, HSBC, and Cinda Securities. The relocation of large enterprises is never merely a decision about office location and space; it often entails a strategic reevaluation.

The "14th Five-Year Plan for the Development of High-End and Sophisticated Industries in Beijing" (2021) has designated three areas for the "Northern R&D Innovation and Information Industry Belt": Zhongguancun Science City, Olympic Center Area, and Zhongguancun Chaoyang Park.

The Asia Olympic Area is situated on the northern extension of Beijing's central axis, between the North Fourth Ring Road and North Fifth Ring Road. It is currently the only area globally that has hosted two Olympic cycles. This area boasts national-level first-class public facilities such as the Bird's Nest, Water Cube, Olympic Sports Center, National Convention Center, China Science and Technology Museum, Chinese Ethnic Culture Park, National Indoor Stadium, and Olympic Village, as well as a 13,000-acre world-class ecological park, the "natural oxygen bar" Olympic Forest Park. Focusing on landmark business buildings, there are Asia Financial Tower, Cheng'ao Building, Yucheng Building (formerly Pangu Plaza), Minmetals Tower, No. 5 Aonan, and Global Trade Center.
